    I got Approved!

    Ok well now I know how much we can afford and what we are looking for. We can have a house By summer!!!! YAY!

    So, I'm having a real estate agent check out some houses for us. And I need help with the questions to ask and things to look for when checking out a house. Granted we will have the house appraised when we find it. This is what I have so far, despite obvious things of course.

    How old is the furnace, appliances (if any), roof, etc...?
    Has there ever been water damage or mold?
    Has there ever been any electrical problems?
    What are the neighbors like?
    what repairs have they done on the house?
    What kind of plumbing does the house have?
    If you can't handle the thorns, don't crave the rose!!

    Here's another thing; you may want to take a drive over to the nearest supermarket/shopping center and take a look at the clientel. Sounds silly, but you don't want to be in the ghetto even if your real estate broker says you're not.

    I doubt the realtor will know the repairs and if there were electrical problems; those items will be found by your home inspector-make sure you get a good one.

    Actually, we are getting a VA inspector! lol even though we may not go through the Va lender, we will still use them becasue they are very good. I know the cities we want to live in very well, I grew up int he area so I now about that stuff. I guess I'm juts frustrated there isn't much more i can do right now but sit back and wait and it's driving me crazy!

    I want to be able to do something!

    NOOOOOOO, I will not live in the Ghetto!!!! Nope, not gonna do it!

    This just sucks, the mortgage company I was getting my inof from is a bust. I found outt hey require $350 when giving them the application to go towards an appraisal and to get our credit report...yea right! first off we don't pay anything unitl closing and second, it doesn't cost them anything to get our credit report... ugh grrrrrrrrrrr.

    lol, yea right! Not only would I not live their just for obvious reasons, but I bet you wouldn't have guessed their taxes are double what other surroundings cities are! It's crazy. I think detroit's taxes are now up to $4500 a year!
